UV Damage on My Home's Exterior Paint — Can Pressure Washing Help?
If you've noticed your home's exterior looking faded, chalky, or just plain worn out, you're probably dealing with UV damage on exterior paint in Phoenix. Living here means your house takes a beating from the sun almost every single day of the year. I'm Aaron Huisman, owner of Camelback Power Wash, and this is one of the most common questions I hear from homeowners across the Valley.
What UV Damage Actually Looks Like
Phoenix sun is no joke. We're talking 300-plus days of direct sunlight, summer temperatures pushing 115 degrees, monsoon season throwing dust and moisture at your walls, and then right back to brutal UV exposure. That combination breaks down paint at the molecular level.
Here's what to look for:
- Chalking: A powdery white residue on the surface when you run your hand across it
- Fading: Colors look washed out, especially on south and west-facing walls
- Peeling or flaking: Paint lifting away from the substrate underneath
- Surface grime buildup: Dust, pollen, and hard water deposits bonding to the damaged paint
Can Pressure Washing Help or Hurt?
This is where I want to be really honest with you. Standard high-pressure washing on UV-damaged paint can actually make things worse. If the paint is already compromised, blasting it with high pressure can strip it right off the wall or force water underneath the surface.
What actually works is soft washing.
Soft washing uses low pressure combined with professional-grade cleaning solutions. It removes the chalky residue, dust, spider webs, hard water stains, and biological growth like algae or mildew without damaging what's left of your paint. After a soft wash, your home can look significantly better, even if the paint itself has some age on it.
What Soft Washing Can and Cannot Do
I want to set realistic expectations. A soft wash will:
- Remove surface contaminants that make UV damage look worse
- Restore some of the original color depth by getting rid of chalk buildup
- Clean off monsoon dust and debris that's been baked onto the surface
- Prep the surface properly if you're planning to repaint
It will not reverse paint oxidation or fix peeling. If your paint is heavily degraded, you're going to need a repaint. But a soft wash first is still the right move because it gives you a clean, prepped surface that paint can actually bond to.
Phoenix-Specific Timing Matters
I recommend washing your exterior in the fall or early spring when temperatures are manageable and before the next monsoon season kicks in. That way you're starting fresh and not just cleaning a house that's about to get coated in dust again.
