Green Algae on My House in Phoenix — Is It Mold?

By Aaron Huisman

If you've noticed green streaks or patches creeping across your stucco or roof, you're probably wondering what's going on. I get calls about green algae on houses in Phoenix all the time, especially after monsoon season. The good news: it's usually not mold. The bad news: it still needs to come off.

What Is That Green Stuff?

Most of the time, what homeowners see is algae. Specifically, a type called gloeocapsa magma (or a close relative). It thrives in moisture and loves organic material like dust, pollen, and dirt that builds up on exterior surfaces.

Here in Phoenix, we live in a desert. But that doesn't mean our homes stay dry. Monsoon season brings heavy humidity, standing water, and wet stucco that takes longer to dry than people realize. That moisture window is exactly when algae takes hold.

Mold is a different story. True mold growth on exterior surfaces is less common in Phoenix because our intense UV and dry heat bake most surfaces too quickly. That said, north-facing walls, shaded areas, and spots near irrigation heads can stay damp long enough to develop mold. If you're unsure, I always recommend getting it looked at by a professional.

Why Phoenix Homes Are Especially Vulnerable

Our homes collect a unique mix of contaminants:

  • Dust and caliche blow in constantly and coat porous stucco
  • Monsoon rain wets that dusty layer and creates a breeding ground for algae
  • Drip irrigation near the house keeps soil and walls moist longer than you'd expect
  • UV exposure bleaches some stains but also degrades paint and coating over time

That combination means green algae house Phoenix situations show up more often than people expect, especially on homes that haven't been washed in a few years.

Soft Washing Is the Right Solution

Pressure washing algae off stucco sounds satisfying, but it can actually damage the surface if the pressure is too high. Stucco is porous and textured. High pressure can blast out the material or force water behind the finish.

The better approach is soft washing. We use a low-pressure application with a biodegradable cleaning solution that kills the algae at the root level. The rinse removes it without damaging your stucco, paint, or trim. It also treats the surface so regrowth is slower.

I've used this method on hundreds of homes across Phoenix and Glendale, and the results are consistent. The house looks cleaner, the algae is gone, and homeowners aren't dealing with the same problem again a month later.

When Should You Call Someone?

If you're seeing green algae on your house in Phoenix, don't wait on it. Algae stains get worse, not better. Left alone, they can permanently discolor stucco and attract more organic buildup over time. If there's any chance it's mold, that's even more reason to act quickly.

A professional soft wash takes care of the problem in a single visit. No scrubbing, no DIY guesswork, no risk of damaging your exterior.
